What is an Extension?
When creating an extension, you exchange a piece of garden for extra living space. It can serve as a kitchen extension, an extra room, a conservatory or even a home office, depending on the needs and current layout of the home. In Amsterdam, in many cases, an extension behind the house can be carried out without a permit. The additional surface area to be built may be a maximum of 40% of the garden.
What is a Build-up?
On some upper floors it is possible to realize a roof structure. This way you can create some extra living space on the roof. It is also sometimes possible to enlarge or replace an existing roof structure. When building a home or expanding an existing roof structure in Amsterdam, a permit is often required.

Consultation & Design
We work with a permanent team of architects who can translate the customer's wishes into working drawings. With the drawings, a structural engineer can be engaged to draw up the structural principles (foundation, possible facade opening or roof opening). If the house is part of an owners' association, it is often mandatory to also offer the plans to the owners' association (VVE). It will also always be checked whether the plans require a permit.
Extension/Build-up costs
The costs of an extension or build-up are determined by the materials used, the difficulty of the structural interventions, the size of the project and the accessibility of the workplace. In an orientation phase, we often use a rough estimate of 4,000 Euro costs per square meter (m2) of additional living space to be built. If an extension provides 10m2 of additional living space, the costs will often be around 40,000 Euro. With a final design and quotation, the costs will be precisely specified.
Construction & Execution
After approval of the design, we start construction. We strive for high-quality materials and craftsmanship to realize a sustainable extension of your home. During construction, the house is often not habitable, and it is also useful to inform the neighbors in advance about the renovation plans.
